270° Oia’s View – Family-friendly, luxury villas and cave houses, all with private swimming pools, in a secluded area near Oia.

270° Oia’s View provides four magnificent villas with two or four bedrooms, and three cave houses that can be either a studio or a one-bedroom. Each spacious unit includes at minimum one cave-style bedroom, a full kitchen, a large garden patio, and a private swimming pool. The homes all highlight pristine Cycladic design along with contemporary, minimalistic furnishings and fun extras, such as antique telescopes or binoculars. Family-friendly amenities include high-chairs, cribs, and pool floats. The location is within walking distance of Oia and Finikia villages, but removed from the crowds of the tourist zone. The property boasts gorgeous sunset views toward the caldera, but it is not in the caldera.

270° Oia’s View – Location

The villas face the caldera just behind the Oia-Fira Trail, though they are not within the caldera. The property is situated just south of Finikia village, one of the earliest medieval settlements on the island. The locale offers more privacy and tranquility than anywhere inside Oia, but some may feel it is a little remote. There are several excellent dining establishments and a bus stop within a 10-minute walk of the hotel, while Oia`s most well-known attractions are about 20 to 25 minutes` walk away.

How to Get There:
The holiday homes are directly alongside the key road connecting Oia and Fira, near the hiking trail, making it convenient to arrive whether by bus, taxi, or driving yourself. It is approximately 18km from the port at Athinios and the Santorini Airport to the lodging, albeit in divergent directions

There are always buses waiting at the ferry port for every ferry arrival, as well as buses departing hourly from Santorini Airport. There are no direct buses from the port or airport to Oia, however; buses from both locations go to Fira, where you must then board a different bus to Oia – the entire trip from the port or airport to Oia will take at least an hour and cost about €5 in total. Tickets are purchased on the bus, in cash only. The nearest bus stop is near the entrance to Finikia village, a 3-minute walk northeast.

A taxi is also available from the port or airport, though there are only about 25 taxis serving the whole island, so there is often a wait; scheduling a ride in advance through a private car service helps avoid this (I use and suggest Welcome Pickups). Taxis on Santorini are not measured, so be sure to agree on a price with the driver before setting out. A taxi from the airport to 270 Oia’s View will cost roughly €35 to €40. A taxi from the ferry port to the hotel will cost around €35 to €40. Booking through a private car service will cost only a bit more – about $60 (or €50), but is worth it to avoid the wait and for the convenience of paying ahead

For those who prefer driving themselves, we recommend renting a vehicle either at the airport upon arrival, or in Fira. Navigating the steep, narrow road from the ferry port with its many tricky turns, large trucks, and buses is best left to the locals. We strongly advise booking ahead, especially if an automatic transmission is required. Upon check-in at 270 Oia’s View, free onsite parking is offered (a big plus).

270° Oia’s View – The Basics

  • Ages: This property welcomes all age groups and aims to accommodate families, as evidenced by higher numbers of families on vacation particularly in summer, as well as couples marking honeymoons or anniversaries.
  • Coastline: The closest area for swimming (though it is not truly a beach) is at Ammoudi Bay, the port directly below Oia, 2 km from the hotel. This is a popular spot for swimming and cliff plunging, though it’s too rocky and small to do much lounging. Ammoudi Bay is the main port of Oia, and is served by several spectacular seafood restaurants. It’s a steep trek down and back again, but it’s relatively simple to catch a cab at the bottom to bring you back up the hill. (Purchase a snack at one of the restaurants, and the waiter will be happy to call one for you.)
  • View: The hotel derives its name from the 270° vistas of Oia and the caldera afforded from its location. All villas and cave houses boast sundown perspectives of the caldera from their patios, though the hotel is not situated immediately alongside the caldera.
  • Kitchen: All villas and cave houses include a fully equipped kitchen.
  • Private Pools/Hot Tubs: All villas and cave residences have an outdoor, unheated private pool.
  • Parking: Free parking onsite.
  • Extras: The kitchen is stocked with breakfast basics upon arrival.
  • When to Book: Guests can reserve accommodations at the hotel from April 1 to October 31. It is best to make reservations at least 6 months in advance for stays during the busiest months of June through September, and about 3 months ahead for stays in the less busy early and late parts of the season.

  • Spa: No spa, yet they can arrange in-room or offsite spa and salon administrations.
  • Fitness Center: No gym.
  • For Guests with Disabilities: Compared to nearby caldera accommodations, there are fewer staircases here but no elevators. Many villas are split into two floors or include lofts. Cave houses are all on one level and may be suitable options for those with mild mobility issues, yet none of the units are fully accessible by wheelchair.
  • For Families: This property welcomes all ages as most villa and cave residences sleep 4 to 10 visitors. It has fewer staircases than most hotels in the area. Family amenities include high chairs, cribs, and pool toys available upon request.
  • Activities: A host of activities can be arranged for an additional fee: wine tours and tastings, sailing, helicopter tours, donkey tours, scuba diving, and more.

  • Smoking Areas: Smoking is prohibited inside any of the villas. Smoking is permitted on private outdoor spaces and in communal exterior locations.
  • Preferred Accommodation: For couples, the most suitable lodging is Cavehouse VII. This is the biggest of their cave dwellings at 70 square meters of interior space. Featuring a king bed near the living area, a separate bedroom with a queen, and two bathrooms, this romantic abode provides intimacy. Sunlight streams through a skylight into the living room, illuminating a small olive tree planted inside. Its semi-private pool is mostly exposed to sunlight, with a covered section nestled into the natural volcanic rock creating a small grotto.
  • For Households: The most suitable lodging for families is Villa II. This is the expansive villa, boasting 125 square meters spread across 2 floors and a loft, with 4 bedrooms, 4 bathrooms, and 2 living spaces. The master bedroom features a king bed and ensuite washroom; 2 bedrooms can hold either 1 king or 2 single beds and possess their own ensuite bathrooms; the loft bedroom has 1 queen and 1 single bed. The pool is fully exposed to the sunlight.

270° Oia’s View – Local Transport

    Walking: The hotel is situated near the entrance to Finikia village, though higher up the slope with a panoramic view of the caldera. It is a 15-minute westward stroll to reach the marble pedestrian path guiding to Oia town center, where an assortment of eateries, boutiques, and attractions await, along with the Oia Bus Terminal. Heading north exposes the traditional village Finikia including a couple highly rated eateries and the Sigalas winery. The Oia Castle ruins require ~30 minutes while Ammoudi Bay lays another brief 5 minutes farther below the rim

  • Bus: The transportation hub in Finikia village, located near the entrance to the community, is a 3-minute walk northeast on the primary street in front of Alonistra Oia Houses. While most buses that travel to Oia also travel to Finikia, the Baxedes bus takes the northern route around the area. Buses here serve all of the significant towns and coastlines on the island, regularly requiring a transfer in Fira. Tickets are purchased aboard and range from €1.80 to €2.50 per individual during daylight hours, contingent on the route. Night buses (12:30 a.m. to 5:00 a.m.) run less frequently and cost a little more, from €2.30 to €3.10. Buses can become very crowded, especially during high season, so much so that they often reach full capacity and are unable to pick up more travelers. There are only 23 public buses providing transportation to locations across the island.
  • Taxis: The closest taxi stand is at Stathmos Taxi, near the Oia Bus Terminal, approximately 20 minutes from the villas. There is often a wait here as only 25 taxis serve the entire island with guests from around 1,000 hotels, villas, and Airbnbs. It is advisable to make a reservation ahead of time to avoid the wait, and taxis can also meet you at the Finikia Parking lot, which is much nearer. A small additional charge will be incurred for advance bookings and for transporting luggage, typically just a couple euros. The average rate to Fira is €20, and to the airport is around €35 to €40.”
  • Motorized Transportation: Scooters are the primary mode of transportation for locals, yet unfamiliar terrain makes their operation risky. Roads zigzag and climb hills at steep angles with sheer drops lacking guardrails or nighttime lighting in most areas. Numerous dirt paths and sunken sections are present.
  • ATVs/Quads: This type of recreational vehicle has become enormously popular with visiting tourists, but locals truly despise them. They traverse roads too gradually and hold up the flow of traffic in an area where navigating is already difficult. ATVs with smaller engines have been legally barred from thoroughfares, and a total prohibition is anticipated to pass soon.

  • Lefkes: Cozy, charming restaurant located in a converted wine cellar in the picturesque Finikia village.
  • Meze Meze: This friendly Greek restaurant provides an ideal setting for a laidback, romantic evening or a hearty lunch away from the large crowds in Oia. Excellent sunset perspectives from the terrace (of the Aegean Sea, not the caldera).
  • Anemomilos Restaurant: Located next to the resort with the same name; refreshingly neighborhood ambiance, not overrun by tourists in any way. Great cuisine, friendly environment.
  • Melitini: Menu composed entirely of local ingredients sourced from Santorini, Cycladic islands, and across Greece. Cozy interior and superb views of the caldera from the rooftop terrace.
  • Domaine Sigalas Estate: There is a lovely al fresco bistro at the vineyard, serving appetizers and wine by the glass or flights.
  • PitoGyros: By far, the best gyros in Oia. Seating is minimal.
  • Candouni: Cozy, family-operated restaurant with live, Greek music and absolutely delicious meals.
  • Roka: Authentic Santorini menu with solid dishes, especially the meatballs and octopus.
  • Lotza: Basic, straightforward Greek comfort food with stunning caldera views.
  • Ammoudi Bay Restaurants: Each of the eateries situated directly along the coast is outstanding, providing the freshest seafood found on the island. The steep 30-minute walk down necessitates more time to return upwards, however the server will happily call a cab.

  • Hiking Trail Connecting Oia and Fira: One of the top attractions on the island involves this scenic 10.5 km path linking Oia and Fira. Combining sidewalk, cobblestones, and dirt sections, the route features gorgeous perspectives all along the way. Traveling southward to Fira, the complete distance of the path from the Byzantine Castle Ruins takes between 2 to 5 hours; An extra hour should be allotted for a detour at Skaros Rock in Imerovigli. 4-minute walk from the lodging.
  • Kensho Ornos Boutique Hotel and Suites – Ornos
  • Church of Panagia of Platsani: Renowned for its impressive interior and exterior architecture, this is considered the most iconic church in Santorini.
  • Museum of Ancient, Byzantine Musical Instruments: Faithful reproductions of Greek instruments dating from the prehistoric via Byzantine eras display at this location.
  • Place Centered on Sea Past and Present : Small place of learning centered on Greek boat activities and Santorinian people connected to the sea. Only €3 to go inside.
  • Castle of Agios Nikolaos (aka Oia Castle aka Byzantine Castle Ruins): The medieval fortress ruins are the most well-liked sunset outlook on the island.
  • Ammoudi Bay: Best known for its fresh fish restaurants, Ammoudi is the rocky port of Oia; boats sail to Thirassia and cruise the caldera from here. It’s an incredibly popular spot for cliff diving, and is one of the best places to swim on the island.

  • Mini Market: Near Santorini Mou Tavern. 4-minute walk
  • Perivolas Market: Small store with a decent selection of beverages, wine, and bread.
  • Elliniki Diatrofi Supermarket has an extensive choice of local cheeses, wine, spirits, fresh produce, and staple foods. It is open until late, sometimes as late as 2:00 a.m.
  • Proton Supermarket: This small market usually offers the best prices in the area. It is a popular shopping destination for many local residents.
