Hotel Review

Tractor TavernReviews5213 Ballard Avenue NW

This family-operated inn provides three unique experiences: an upscale yet relaxed section for families (the Village), an adults-only luxurious wing (the Excelsior), and a beachfront villa separate from the rest of the establishment. Accommodations in the Village and Excelsior have the choice of private, outdoor hot tubs or pools and access to the palm-fringed swimming pool at the Village, while Excelsior guests gain access to an additional, smaller pool. The Meltemi Cocktail Bar is among the most popular venues in the area, serving fantastic cocktails and a Greek and international menu; open late with karaoke held at least twice weekly. As one of the initial hotels to open in Perissa, Meltemi has a long tradition of exceptional service and authentic Greek hospitality.

Meltemi Village – Location

Meltemi Village is found roughly 400 meters from the ocean in the small town of Perissa, with many excellent dining and drinking establishments within a brief walk. Perissa borders the lengthiest stretch of black sand beach in Santorini, separated from Kamari Beach by Mesa Vouno to the north. The hotel itself sits directly along the main road through the community, serving as an ideal point from which to explore the island, notably the nearby beaches of Perivolos and Kamari, the wine region, nightlife in Fira, as well as archaeological sites containing remnants from antiquity: the renowned Akrotiri Prehistoric Village and the lesser-visited Ancient Thera atop Mesa Vouno.

How to Get There: Meltemi Village is located on the primary road heading into Perissa, making it easy to travel to and from, whether by taxi, driving yourself, or riding the bus. It is approximately 10km from the Athinios ferry port and 13km from the Santorini Airport to the hotel.

Coaches are consistently waiting at the ferry terminal for all ferry arrivals, as well as buses departing hourly from Santorini Airport. However, there are no direct buses from the port or airport to Perissa village; buses from both locations go to Fira first, where passengers must then board another bus to reach Perissa. The entire journey from the port or airport to Pyrgos takes at least one hour (and potentially up to two hours) and costs roughly €5 total. The bus halt serving Perissa village is on the same street as Meltemi Village resort, only 250m away, equivalent to a 3-minute walk.

Taxis are also available departing from the port or airport, though only about 25 vehicles serve the entire island, so waits are often lengthy; reserving a ride ahead of time through a private transportation service is recommended to circumvent this (I myself employ and endorse Welcome Pickups). Fares on Santorini taxis are not calculated using meters, so passengers should agree on a cost with the driver before departing. A taxi from the airport to Meltemi Village will cost around €35 to €40. Transportation from the ferry terminal to the hotel by taxi will run approximately €25 to €35. Booking through a private service adds a small premium – about $45 (or €37) – but is worth it to avoid delays and pay upfront.

For those who like to drive themselves, we recommend renting a vehicle either at the airport upon arrival, or in Fira. The route from the ferry port is steep and narrow, with numerous difficult turns, large trucks, and buses. Leave that for the locals to navigate. We strongly advise booking a car in advance, particularly if you need automatic transmission. Upon arrival at the hotel, Meltemi Village offers free parking across the street (a major benefit).

Meltemi Village – The Basics

  • Ages: An all-ages family-friendly property, Meltemi Village welcomes guests of every age. Guests tend to be couples between 35 and 55 years old, about 90% from the UK. Most families with children visit in July and August.
  • Passes for the ferry may be purchased online (prudently), at travel agencies, or straightaway at the Piraeus port. It is advisable to book in 2 to 3 months in advance, significantly for high season (late May to early October) when popular ferries can vend out rapidly. Be sure to arrive at the port at least 30 minutes before departure, as departure gates can change with little warning.

  • View: The rooms and suites at Meltemi Village overlook either the pool area or the gardens, though view is not a distinguishing factor in how rooms are categorized and sold.
  • Studio rooms have small kitchenettes equipped with kettles, mini-fridges, dishes, and utensils but no burners, while the villa has a full kitchen (Kitchen).
  • Private Pools/Jacuzzis: Meltemi Village’s suites all incorporate private jetted tubs. Suites in their grownups-only, luxury wing, Meltemi Excelsior include private jetted tubs (top floor suites) or private plunge pools (ground floor suites). The jetted tubs here are not heated, more like agitated plunge pools.
  • Parking: Meltemi Village offers free parking in the lot across the street.
  • Extras: 24-hour reception, children’s playground, art and jewelry gallery.
  • When to Reserve: The hotel is accessible from May 1 to October 31. Reserve at least 3 months in advance (4 months is better) for travel during the high season from June through September, and at least 2 months in advance for stays during low or shoulder season.
  • How to Book: Booking.com will offer the best rates.

Meltemi Village – Amenities

  • Pools: The property contains 2 pools, one extensive community pool at the Village and a smaller adults-only pool reserved for guests of the Excelsior.
  • Spa: Guests have access to the spa and hot tub at their sister property Atlantis Beach Villa in Perivolos.
  • Fitness Center: There is a small gym with basic cardio and strength training accessories.
  • For Disabled Guests: The hotel’s lobby, pool, restaurant, bar, and many rooms are on the ground level. There are very few steps here compared to other hotels in Santorini. While they do not offer roll-in showers or wheelchair-specific rooms, this is a decent option for travelers with mild to moderate mobility issues.
  • Families: This is a family-friendly hotel accommodating all ages. Several room types in the Village section can house groups of 4 or more people, while the Villa sleeps up to 4 adults and 2 children. A playground is located at the Village.
  • Activities: The staff is pleased to schedule a variety of activities, including boating, wine tasting, cooking lessons, scuba diving, and more. Reception operates 24 hours each day to handle any inquiries.

Meltemi Village – Food and Drink

  • Restaurant: Meltemi Cocktail Bar offers a casual menu of Greek and international dishes, with especially good gyros and burgers, and some of the best cocktails in Perissa. Portions are large and better priced than at any of the beach clubs or restaurants on Perissa Beach. This is one of the most popular restaurants and bars in Perissa, especially on karaoke nights. Open from 10 am until midnight or later.
  • Lounge/Bar: The poolside bar offers snacks and beverages throughout the day from 10:00 am to 7:00 pm.
  • Breakfast: A complimentary breakfast is offered each day in their Breakfast Hall. As part of the Hellenic Chamber of Hotels, Meltemi Village provides a full Greek breakfast buffet featuring local products and recipes along with standard continental selections. It is served daily from 8 am to 10 am.
  • Room Service: Room service is unavailable.

Meltemi Village – Rooms

  • Accommodation Types: Standard Room • Superior Room • Junior Suite with Outdoor Hot Tub • Maisonette with Outdoor Hot Tub • Honeymoon Suite with Outdoor Hot Tub • Junior Suite with Private Pool • Beachfront Villa • Suite with Private Pool (at Meltemi Excelsior Suites) • Suite with Spa Bath (at Meltemi Excelsior Suites)
  • Smoking Rooms: Meltemi Village does not allow smoking in any of their rooms. Smoking is allowed on the private terraces and in the outdoor common areas.
  • Most Suitable Accommodation: The rooms considered best for couples are the Suite with Private Pool and the Suite with Spa Bath, each located at Meltemi Excelsior. Both suites have comparable layouts and amenities, with an open concept floor plan, queen beds, and private balconies or patios. The Suites with Private Pools are on the ground level, while the Suites with Spa Baths (referred to as outdoor jacuzzis) are on the top floor.
  • For Families: Some of the better selections for those traveling with family are the Maisonettes with Outdoor Whirlpool, the Honeymoon Suite with Outdoor Whirlpool, or the Beachfront Villa. Both the Maisonette (split-level apartment) and the Honeymoon Suite accommodate up to four guests in a one-bedroom unit with one queen bed and two sofa beds comfortably. Each has its own private outdoor hot tub. The Beachfront Villa can sleep up to six guests (four adults and two children) with two bedrooms containing queen beds, two sofa beds, a full kitchen, living area, dining room, washing machine, and beach chairs and umbrellas available for guests` use. While the Beachfront Villa lacks a hot tub or pool, visitors have access to the community pool in the Village section.

Meltemi Village – Local Transport

The backpacker vicinity of Phạm Ngũ Lão compares to Khaosan Road in Bangkok for budget travelers, offering an extraordinary variety of tourist facilities and additional amenities focused on younger visitors, such as an increasing amount of bars and nightclubs. Loud and usually crowded late at night, sometimes live music occurs but more regularly DJs play techno, house, and trance music for those able to distinguish the styles. Most clubs and bars exist along Bùi Viện Street. Hotels near will be impacted by noise until early hours. For a more refined and peaceful option, visit some drinking places around the Opera House, notably the Rooftop Garden Bar at the historic Rex Hotel and the street-front Le Bourgeois Restaurant at the charming Hotel Continental

  • Bus: The bus stop serving Perissa village is on the same road as Meltemi Village, around 3 minutes’ walk away. All buses here head to Fira, where passengers need to disembark and change buses to reach Oia or other villages. The sole exception is a halt along the way in Megalochori where travelers can alight to explore the traditional village and vineyards, or connect to a second bus to arrive at Akrotiri. However, other destinations require an interchange at Fira. The entire journey to the port or airport will take at minimum an hour or two by bus. Tickets are bought onboard and cost €1.80 to €2.50 per person during the day, depending on the route. Night buses (12:30 am to 5 am) operate less frequently and cost slightly more, from €2.30 to €3.10. Only 23 buses serve the island, so the buses can become crowded, especially in high season, to such an extent that they often reach full capacity and are unable to accept more passengers. If time is limited, it is best to call a taxi or rent a car to explore outside Perissa.
  • Taxis: There is no recognized taxi stand in Perissa, therefore it is best to have the hotel summon a taxi for you as needed. Only 25 taxis serve the island, so booking ahead when feasible can prevent delays, and request they meet you directly at the hotel. A small additional charge will be included for reservations made in advance and for carrying luggage, usually just a couple Euros. The average fare from Meltemi Village to Fira or the ferry port is roughly €25 to €35, and from the lodging to the airport is around €35 to €40.
  • Motorized Transportation: Scooters are the primary mode of transportation for locals, yet unfamiliar terrain makes their operation risky. Roads zigzag and climb hills at steep angles with sheer drops lacking guardrails or nighttime lighting in most areas. Numerous dirt paths and sunken sections are present.
  • ATVs/Quads: ATVs are an enjoyable and popular method of transportation with visitors, but for the locals required to drive behind them, they maneuver too gradually and hold up traffic in an area where moving around is already challenging. For individuals who don’t routinely ride quads (i.e. most people), they can be risky at high speeds and on turns. Crashed your ATV is a guaranteed way to ruin your vacation.
